A 'Special Warranty Deed' differs from a 'General Warranty Deed' in that the grantor only warrants:

  1. That the title is marketable for a period of 99 years.
  2. Whatever interest the grantor currently holds with no specific warranties.
  3. The physical condition of the improvements rather than the title.
  4. That the title is free from defects that arose during the grantor's period of ownership.
