Contribution
National Real Estate Exam glossary · Valuation
Definition
The valuation principle that an improvement's worth is measured by how much it adds to the value of the whole property, not by what it cost to install. A $30,000 renovation that raises value by $10,000 has contributed only $10,000; it is the principle behind every sales-comparison adjustment.
Contribution in plain English
Contribution is the principle that an upgrade to a property is worth only how much it raises the property's value — NOT how much you spent on it. This trips people up because it feels like a $30,000 kitchen remodel should add $30,000, but if buyers will only pay $10,000 more because of it, then it 'contributed' just $10,000. Think of it like adding a topping to a pizza you're reselling: it's worth what customers will actually pay extra for it, not what it cost you. This is the logic appraisers use every time they adjust a price up or down when comparing your home to similar recently-sold ones.
