The written instrument that transfers title to real property from grantor to grantee. To be valid it requires a competent grantor, an identifiable grantee, a granting clause, a legal description, consideration, and the grantor's signature; title passes only upon delivery and the grantee's acceptance during the grantor's lifetime.
