Special servicer
Asset-Backed Securities glossary · Asset Specific Nuances
Definition
In CMBS, the servicer responsible for managing delinquent, defaulted, or otherwise troubled loans.
Special servicer in plain English
In a commercial mortgage bond, one company (the master servicer) handles the routine stuff — collecting payments from borrowers who are paying on time. But when a loan goes bad — the borrower stops paying or defaults — it gets handed to the special servicer, an expert in cleanup: renegotiating terms, or seizing and selling the property to recover cash for investors. Think of the regular servicer as the front-desk clerk and the special servicer as the emergency room doctor who only gets called in when a loan is in real trouble.
