Loan-to-value ratio (LTV)

National Real Estate Exam Glossary

The ratio of the loan amount to the value of the property, expressed as a percentage: LTV = Loan div Value. Lenders compute it on the lesser of sale price or appraised value. A higher LTV signals greater lender risk; above 80 percent on a conventional loan, private mortgage insurance is generally required.
