Secondary mortgage market
National Real Estate Exam glossary · Financing
Definition
The market in which existing loans are bought and sold by investors and agencies such as Fannie Mae, Freddie Mac, and Ginnie Mae, supplying liquidity to the primary lenders who originate loans to borrowers.
Secondary mortgage market in plain English
The secondary mortgage market is where home loans get bought and sold after they're first made — the loans themselves become products that big investors and agencies (Fannie Mae, Freddie Mac, Ginnie Mae) trade. Why does this matter? When your local bank sells the loan it just gave you, it gets its cash back immediately and can turn around and lend to the next family, instead of waiting 30 years to be paid back. It's like a lemonade stand that sells its "IOUs" to a big buyer so it always has fresh money to make more lemonade — that constant refilling of cash ("liquidity") keeps loans flowing to everyone.
