The TILA-RESPA Integrated Disclosure rule, which consolidated the older disclosure forms into two: the Loan Estimate, delivered within three business days of application, and the Closing Disclosure, which the borrower must receive at least three business days before consummation. Its purpose is to let borrowers see and compare loan costs without last-minute surprises.
