Under IFRS, investment property is property held for rentals or capital appreciation rather than for owner-occupation or ordinary inventory sale. Classification drives the measurement model you apply and how remeasurements affect earnings. Owner-occupied property is PPE, and property held for sale in the ordinary course of business is inventory. Vignettes often swap these labels to push you toward the wrong accounting treatment.
