CFA Level I Glossary

For a lessor in a finance lease, the lease receivable is the present value of payments to be received (plus any unguaranteed residual under the relevant rules). The lessor recognizes interest income as the receivable accretes, mirroring the lessee’s interest expense pattern. It replaces the physical asset on the lessor’s books under finance-lease treatment. Confusing operating-lease rental income with finance-lease interest income is common.
